WHY DO I NEED AN INSPECTION?
A home inspection points out the positive and negative aspects of a home. It will also tell you how to maintain the home and to keep it in good condition. Your inspection will give you a clearer view and understanding of the property you are about to purchase.
What is a “HOME INSPECTION”?
A home inspection is like having an annual physical check-up. It is a visual examination of the home with an objective view. It examines the structure and the systems of your home, from top (roof) to bottom (foundation). The home inspector may recommend further evaluations if problems or potential problems are found. Buying a home may be your single largest investment you will ever make. It will help you minimize any surprises you may find before you purchase the house. It will help you learn the conditions of the home before you buy, and need for major repairs if any are found.
THE TWO-PASS INSPECTION SYSTEM
On the first pass of the house, the inspector goes through on his own, inspecting the house and its properties.
On the second pass, the clients are invited to accompany the inspector through the house while he describes his findings. The goal of the second pass is to review the inspector’s findings and to provide as much information as possible to assist the buyer in understanding the house.
The purpose of the first pass is to allow the inspector to focus his undivided attention on the house and the report. It also allows as much time and detail as necessary to perform an inspection. On the second pass, the inspector can focus his attention to his clients to make sure they have and understand all the information needed to feel comfortable with the house. The inspector may also be able to provide maintenance and repair hints during the second pass. The inspection may take up to three hours depending on the findings and the questions you may have.
DO I NEED TO BE THERE?
It is not necessary for you to be present for the inspection but it is HIGHLY recommended. You will learn the condition of the home, how it works and how to maintain it. You will be able to ask your questions directly to the inspector. You will find the report easier to understand if you experience the home first hand with the inspector. |
